“Community led housing is about local people playing a leading and lasting role in solving local housing problems. It’s about listening to people, talking to them, using the tools available to us and then acting through designing, innovating and delivering to meet their needs."

We work closely with key stakeholders and tailor our schemes ensuring they meet the needs and demographics of the local community. By delivering housing in a phased approach (over a period of 10+ years) we aim to provide housing for both current and future generations.

National Context

The Government’s definition of Community Led Housing within the Social Housing Green Paper 2018 states;

‘Community-led housing is about local people playing a leading and lasting role in solving local housing problems, creating genuinely affordable homes –including for ownership –and strong communities.’

The new Community Housing Fund is supporting communities to take the lead in developing homes, including in areas particularly affected by second homes. The funding has now been passed to Homes England to administer.

What is Community Led Housing?

Homes for local communities determined by local need. Including:

  • Affordable rent to buy homes
  • Affordable rented homes
  • Downsizing and shared equity homes
  • First time buyer homes
  • Affordable self-build plots
  • Community Land Trusts (CLTs)

Community led development can also include employment opportunities such as small units, and community facilities such as a community shop, orchard and allotments etc.

How Does It Work?

Community led housing enables communities to identify their housing needs across type, size and tenure. Working with Parish Councils, Neighbourhood Plan Groups and communities we can assist with identifying that need.

We can also assist and support with Community Land Trusts, access to finance, viability appraisals etc.

We can also take a phased approach to delivery spreading the total number of homes over 15/20 years to create some certainty in terms of development into the future.
